Brad, many people in your situation would have milked the system their whole lives... much props to you bro for taking the initiative and getting your life back, and I would expect it is better now than it was before your accident, minus all of the pain of course.

 

But to get ahead in life sometimes you have to eat a couple of %&$# sandwiches...

Congrats. Those are awesome hours and let me tell you, where you are located, you will be worth alot more in a short amount of time. Writing mortgages, I get to see what every profession makes and ME''s in Texas are making $80-100k with less than 5 yrs on the job/industry. I'm trying to get my degree wrapped up, I only have 4 classes left, I did the 10yr plan. I figured I didnt need a degree to make six figures, well I was right, until the mortgage industry crapped. I was making good money right up until last fall, then it all fell apart.

 

Hey, if its not to personal, I gather you were on some sort of workmans comp or disability from an accident? What happened?

I was in a work related accident(fell thrhu the top of a building) and could no longer do the kind of work i was used to so I was able to enroll in the Texas rehab Commision and they funded me along with grants to go back to school to do someting else..i'll be lookin for a house but i'm concerned with the fact i have not worked in 5 years but my financial adv. said it should be a problem since i have a degree...what is your opinion.

Your time in college counts as job history. Your financial advisor was right. As long as you have decent credit and some sort of down payment (typically 3-5% at least) you should have no issues getting approved. I can full approve someone in your situation before you even get your first pay check. We would verify that you were enrolled in an engineering program for the last two years. Then we would ask to see a commitment letter or "contract" granting you employment with that company, and what your salary is going to be (cant do this with commission jobs obviously, which you do not have). And you would be approved based on that as your job history. Of course you would have to have sufficient reserves, satisfactory credit profile, good debt to income ratio (monthly payments of all secured and revolving debt like credit cards and car payments divided by monthly gross income should be less than 50% in most cases, but not set in stone).

sweet thanks...I should be good in the debt department..we have been living off about 2500-2700 a month and i'll be making double that...my goal is to find a nice house with a payment about the amount of 1 weeks wages so around 1100 or so...we will see...i want something in the 100-150,000 range but we will see what is available ...the bank may say half that...
